Welcome to the First Annual Residential Construction Competition
Competition Objectives
To supplement the education of students in the construction management program at BYU by providing them the opportunity to evaluate real life situations in the residential construction industry.
Overview of the Competition
The competition will involve five categories - Estimating, Project Management, Customer Service/Warranty, Financial, and Sales/Marketing. Each of these sections will be independent of the others and will be weighted the same. I will provide a breakdown of what will be involved in each section of the competition.
Estimating - Each team will estimate four items on one home, using standard unit prices that we provide you. The four items takeoff will be out of the following five items: Concrete, rough carpentry, finish carpentry, roofing, or flooring.
Project Management - Each team will prepare a written project management proposal describing phasing, site layout, etc. from a site plan and background information on a development.
Customer Service/Warranty - Evaluate two situations to determine who is responsible for the problem and determine the best course of action to correct the situation.
Financial - Evaluate the projected sales, revenue, and expenses of a potential project to determine any of the following - break even date, internal rate of return, or return on investment.
Sales and Marketing - Given the details on a potential project create a proposal on how you can market the project to the target market.
There will not be a presentation of your proposals to the judges; all information will be submitted in written form.

Location
The competition will be held the campus of BYU. While you may work on the competition where ever you want, we have reserved room 120 and 130 in B-66 for your use and would encourage you to use either those rooms or any area in the Snell building.
Teams
Teams will consist of four students - two students with in three semesters of graduation and two students with more than three semesters of course work until graduation. Spring and summer term together represent one semester. Team Roster (Excel File); Team Roster (PDF)

Learn as much as you can.
Have fun.
Because the objective is to learn as much as you can, teams can use any resource available to them, but must do all the work themselves.
All members of the team participate.
Competition Materials
Estimating - Use the unit prices provided in the Excel file below to estimate the cost of Concrete, Rough Carpentry, Flooring, and Roofing on the home plan provided to you at the introduction meeting. After finding the cost of each item insert the cost into the estimate totals and find the total cost of the home. Turn in your estimate by printing off each sheet in the workbook. Be careful, the scale may not be accurate on the plans. Because of copyright issues every copy of the plans must be turned in with your final proposals. Estimate Workbook (excel file)
Project Management - Given the site plan and background information for this development prepare a written project management proposal, including but not limited to phasing, staging areas, staffing, etc. Submit a written proposal explaining your plans as well as a hard copy of the site plan labeling the items.
Customer Service/Warranty - Evaluate the two customer service scenarios. Submit your answers in written form.
Financial - Evaluate the two scenarios to find the required information. Submit your answers in spreadsheet format so that they can be evaluated.
Sales and Marketing - Evaluate the background information on the development and determine how to best market it and identify any potential challenges. Submit your proposal in written form. Provide adequate explanation for your decisions.

As you go through the project, any questions you have need to be directed to mockbid@byu.edu or in person to either Spencer Jarvis, Nate Hutchings, or Scott DeGraffenreid. The answers to all questions will be posted in the area below.
Estimating
Do we take off all the elevations or the options? NO! Only takeoff the base home, which is elevation B, without any of the options.
The roof framing plans have no dimensions & the plans are not to scale how do we take it off? The exterior walls are the same dimensions as on the floor plan, use them to scale the roof plan.
The plan is not clear on what flooring type is in the bathrooms, laundry, and the walk-in-closet? Laundry and Bathrooms are all vinyl, the walk-in-closet is carpet.
What is the spec on flooring types? You are taking off the base home, therefore use the group 1 materials
What add mixtures are a part of the concrete mixture? Whatever is included in the notes on the plans.
On page S-1 in the Foundation Wall Schedule it notes that the foundations wall has a max height of 8'. Detail 5 on page D-1 contradicts this. Which part is correct? Use detail 5 on page D-1.
What is the breakout between labor and materials of the flooring prices? What you have is what you get. Think about whether a typical flooring subcontractor does his scope turnkey or not.
How much coverage does a bundle of 3 Tab Hip & Ridge Shingles get? A bundle of hip and ridge shingles is the same size as a bundle of regular shingles.
Are we taking off the Slab as well as the footings and foundation? This was not very clear on our part. You are taking off the footings and foundation, not the flatwork (slab & sidewalk).
Ridge vent is only called out on a part of the roof, is it also needed on the other part? Only takeoff ridge vent where it is called out.
The estimating spreadsheet lists Footing Reinforcement prices at the top of the footings and foundations page. Are those reinforcing prices only for footings or are they for both? They are for both footings and foundations
In the unit prices on the roofing spreadsheet 4x4 L metal does not have a length. The length of the L metal is 10'.
There are no stair tread materials on the unit pricing. What do we use? Stair treads are covered under finish carpentry.
What are the Ridge vent dimensions? 4' long by 12" wide
Project Management
Are the dumpsters on the site plan construction dumpsters or are they installed and a finished part of the development? They are a part of the finished development to be used by the home owners.
Is the land development already completed? If not should it be a part of the phasing in the project management proposal? The land is already developed. Your proposal should just cover the project management involved in building the units.
Customer Service/Warranty
An additional scenario has been added to the initial two. Use the same link above where the initial scenarios are found to access the addition.
Are there two heating contractors, an owners and the contractors, or are they the same company? They are the same company.
What is the 1/4 rough-in option? The base home does not come with an air conditioner or even the wiring needed to run an air conditioner. The 1/4 rough-in option provides the wiring that would be needed if a air conditioner was installed.
Financial
In Financial Scenario II are development costs per lot included in the total construction costs per lot? No. The total construction costs per lot are the costs associated with the home only not the land.

In scenario 1A disregard the $100 fee. We worded this incorrectly it was originally intended to be only a deposit, not affecting the total price of the home.
